Brief

Forton International has been involved in the development of Sofia Airport Center since 2006. Our team participated in the design phase and also provided advice on the target audience of the scheme together with recommendations for the project’s marketing positioning.

Solution

One of the early issues in the project’s planning was concern about having the right amount of office space (as a share of warehouse area) in the logistics buildings. Later on in the design phase, Forton also advised on the development of a service area (food retailers) adjacent to the logistics area.
The concept of the project allowed adjustment of the warehouse space in accordance with the specific needs and requirements of occupiers. At present, Forton’s team has successfully leased 100% of the logistics space in the first two buildings as well as 50% of the offices. Tenants, including Hilti Bulgaria EOOD, a leading global construction technology firm, and Germanos Telecom Bulgaria EAD, one of the largest telecommunications chains in Bulgaria, have already moved in.

Conclusion

At present, all four of the logistics buildings in Sofia Airport Center already function and Forton is en route to lease the space in the latter two buildings.
Sofia Airport Center is now Bulgaria’s premier international business park, comprising 165 000 sqm of flexible office and logistics space, Class A offices and an upcoming 250 room international branded hotel, conference areas and recreational facilities.
