Brief

Litex Tower EAD approached Forton International with a request to lease 7 000 sqm of office space and 1 600 sqm of retail space in its eponymous greenfield office project, due for completion in November 2010. Forton started work 1.5 years before the launch date, at a time when the developer was still making architectural adjustments, and was yet to create a brand identity for the project.

Solution

Forton’s Office Space team began with a full review of the building’s specifications and a cross-check against standards that appeal to, and are sought-after by tenants. A number of improvements were made to maximize the lettable office space and optimize the retail space allocation. In the meantime, Forton’s Marketing Department drafted a marketing strategy and offered support in selecting advertising and PR agencies. Next, it oversaw the process of brand identity creation for the project, and the ways it was to effectively reach the public. Furthermore, Forton’s Legal Advisor aided Litex Tower EAD with a bank loan application.

Conclusion

Once the project is complete, Litex Tower will be one of Bulgaria’s most energy efficient mixed-use buildings with a total built-up area of 14 208 sqm and 7 000 sqm and 1 600 sqm of Class A office and retail space respectively. It will pioneer the double-skin curtainwall technology designed to capture daylight and heat, and will boast a green roof – a new concept for Bulgaria.
