Banking Advisory

To banks and financial institutions, commercial property usually means investment exposure to real estate credit portfolios, as well as the space requirements needed to run day-to-day operations. In a constantly changing business environment, there is always the need to review credit portfolios and assess the efficiency of operational space. Forton’s consultants have the experience and methodology to perform these tasks quickly, diligently and with full confidentiality.

Real Estate Credit Portfolios

With bank’s large portfolios of diverse real estate assets, (which are typically financed over long periods of time), it may prove a difficult and all-encompassing task to keep a close and continual watch on every property. Forton can dedicate professionals to examine a portfolio’s sustainability through the following process:

  • Review of the bank’s real estate exposure.
  • Revaluation with the purpose of identifying premium and distressed assets.
  • Development monitoring of financed projects in the construction phase.
  • Restructuring of distressed projects and exit strategies.

Operational Real Estate

The office and retail space that is necessary to run administrative and core business tasks may also need to be reviewed in view of location attractiveness, rent levels, space characteristics and other property aspects.

To analyze operational space, our consultants utilize a three-stage process:

  1. Property due diligence from on-site inspections and documentation review.
  2. Location performance analysis (including comparisons with competitors, rent reviews, internal space analysis).
  3. Elaboration of optimization scenarios and opportunity cost estimation.

Once the optimization process is complete, you have the option to retain us as your property managers.

Own or Acquired Real Estate

If you happen to own real estate because it was part of a deal during a privatization process, or because it was collateral in a non-performing loan and you acquired it, you then need to effectively manage these real estate assets.

Our role is to analyze these properties and propose different scenarios, including the option for disposal. We use financial modeling to argument each alternative and then devise strategies to maximize the gain from your real estate portfolio.
