Landlord Representation

Finding suitable tenants is a process that involves a series of well thought out steps. Our qualifications, training, understanding of critical information, local market experience and support from Cushman & Wakefield’s network of Alliance Offices helps us to professionally deliver our services to you.

If you arrive with a greenfield project, we can assist with valuation, feasibility studies and plot acquisition. This is the litmus test that our Advisory Team will perform to ensure that your end-project will sell on the market.

If you are still more than six months away from the project launch, then this is the common pre-leasing period. We can assist by checking your project’s design papers against the functionality and efficiency benchmarks of the market. Then we can proceed in ‘soft marketing’ your project. This involves identifying your target groups, finding the unique selling points and the channels to communicate them to target groups.

In the following step we perform direct marketing, which involves contacting prospective tenants and promoting your property. Finally, we meet the tenants you prefer and work hard to strike an agreement.

If you arrive with a completed project, we can provide leasing services. The steps we take are essentially the same, yet the focus is on ‘soft’ and ‘direct’ marketing to achieve results.

Tenant Representation

To achieve a good match between your tenancy requirements and the available industrial/logistics space on the market, we need to know your business well. Firstly, we’ll ask about the nature of your business, the number of staff, market share, turnover of key clients and your rental caps. Then we can prepare a fair and transparent Availability Report, which describes all of the properties which suit your business needs.

We recommend specific premises, however it is up to you to choose which landlords we approach. As a client, you can leave the contact, brokerage and negotiation of rents to us. All you have to do is to pick the offer you like, approve the lease agreement and then move in.

Savings

In times when rents are heading south, you might decide to check where you stand and consider a rent renegotiation or relocation. At Forton we can help you do this effectively. Rent renegotiation involves comparing the rent you are paying with what similar (same-grade) premises are asking for. If benchmarking reveals that you are paying above-market rates, then we can approach your landlord and negotiate for a rental reduction.

If your landlord resists, or you find another site which offers better value for money, we can take you through the relocation process.
